Unfortunately, it is common for multiple clients to be interested in the same property, so it is important to be prepared to offer more than the asking price on prime real estate.
Before I begin the process of introducing you to listings that match your requirements, you must get pre-approved for a mortgage. This will help us establish the top end of your budget so that we can assemble legitimate offers. Conditional offers that depend on financing approval can be viewed as complicated and messy, which often creates hesitation from the seller to accept the offer. This will eliminate the possibility of being rejected by the seller for not having finalized documentation to certify the offer and can give you an advantage over other bidders who do not have a pre-approved mortgage.
Expedite the application process by scheduling time for viewings at the end of the weekend or the beginning of the week. Generally, when offers are made over the weekend, it can complicate the finalization process. There is a lot of paperwork that needs to be completed on my end in order to facilitate an offer. In some cases, this could take up to two business days
Once you make an offer, the next step is waiting for the seller to accept. As the REALTOR® by your side during this buying process, I will do my best to get the seller to accept the offer in good time, but be prepared to alter your initial offer.
